Essential Functions (See Work Environment and Physical Requirements sections below)

The primary function of this position is to manage the building repair and maintenance of the Everett Printing Facility. Manage all the Hazardous Material duties. Work directly with all Federal, State and Local authorities for any permits or other paperwork to keep in compliance with all codes and laws. Bring to the immediate attention of the Operations Manager any hazards, safety concerns, or major repair work.

This requires:

  • Ability to lift up to 50lbs consistently
  • Ability to climb stairs, kneel, squat, bend and twist in order to get in out of forklift consistently
  • Regular and consistent attendance
  • A good command of the English language
  • The ability to communicate effectively
  • The ability to see written materials in order to process all required paperwork
  • The ability to handle constant interruption while performing multi-faceted priorities in a deadline-oriented environment
  • The ability to work independently as well as part of a team

BASIC FACILITIES DUTIES AND RESPONSIBILITIES:

  • Monitor all building systems and ensure they are in good working condition. These include all HVAC, generators, compressors, fire alarms, sprinkler systems, security systems and any other systems identified by the Operations Manager.
  • Ensure Maintenance Agreements are in place for HVAC, generators and compressor systems and monitor those agreements to ensure renewal is implemented to prevent lapse in coverage.
  • As necessary, perform appropriate maintenance interval testing on the building systems. If the system is on a Maintenance Agreement, ensure vendor conducts periodic inspection/testing as outlined in the agreement.
  • Perform repairs on systems as necessary or arrange for outside vendor repair after obtaining appropriate authorization of expenditures from the Operations Manager.
  • Perform general building maintenance to include lighting fixtures, restroom and locker room facilities, plumbing, windows, locks, stairwells, signage for safety concerns as well as exits, emergency lighting, water systems, sewage systems and any other like system. All these areas must be maintained and in good working condition.
  • Work with the landlord at the Lakewood Printing Facility on any maintenance or repair needs that are included within the lease agreement.
  • Be a member of the Safety Committee at the Lakewood Printing Facility and assist the Safety Committee Director in insuring facility is safety compliant.
  • Dispose of all waste chemicals or any other like industrial or hazardous waste in an efficient and legal manner.
  • Maintain all waste permits and perform needed training involved at the Lakewood
  • Other duties as assigned.

BASIC TRANSPORTATION/WAREHOUSE DUTIES AND RESPONSIBILITIES:

  • Monitor and supervise the receiving activities, Including receiving and inventory control of newsprint, receiving and weight verification of inserts, inventory tracking, and routing samples to proper CSR.
  • Supervise warehousing activities, including stock rotation, daily stock laydown, waste recycling, insert picking and placing.
  • Compactor rotation/removal
  • Ensure the leasing agent performs their periodic maintenance/inspection/testing as outlined in the agreement.
  • Ensure vehicle fleet meets DOT safety requirements, schedule necessary repairs & maintenance
  • Ensure drivers are completing all required safety checks and scheduling periodic safety meetings with transportation drivers.
  • Driver Scheduling and Supervision is not part of this job description

General Knowledge/Skills

  • Requires working knowledge of building system
  • Ability to read and interpret electrical and mechanical prints
  • Basic knowledge of rules and codes as applicable to fire, building, electrical and plumbing to include the local codes for each work site
  • Basic understanding of DOT rules and regulations as applicable to vehicle safety, maintenance and licensing requirements.
  • Ability to work with outside vendors, contactors and local officials on behalf of the company
  • Mechanical aptitude
  • Ability to multi-task and problem solve in a timely manner

Work Environment (Work Environment characteristics described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions) Work environment varies from sitting in an office to driving a forklift.  Primarily a warehouse operation with a diverse work force in a production environment. The area is heated/air conditioned; temperatures can fluctuate. This position performs duties independently under minimal to moderate supervision in a wide variety of work situations of moderate complexity. Decisions are made within established and well-known company procedures. Duties may also be assigned/requested by the Production Manager.

WORK SCHEDULE

Typically, 40 hours per week, days and hours may vary.  It must be recognized that, due to the nature of this position, hours will vary in order to accomplish the required tasks and may require coming in early, staying late, or working weekends on occasion.  It is critical that the person in this position be reliable.
